We checked every vendor's own pricing page in October 2026 to build this home inspection software comparison. Here's who actually delivers for the money.
Why another software comparison
Most "best inspection software" roundups are written once and never touched again, so the pricing is years stale and a few of the apps listed don't even exist anymore. For this guide we went to each vendor's own pricing or features page in October 2026, noted what we could verify, and were honest about what we couldn't. Where a vendor doesn't publish a price, we say so instead of guessing.
This list covers 15 real, currently operating home inspection apps, starting with Inspect Ace, which we built, and moving through the rest of the field including Spectora, HomeGauge, Inspector Toolbelt, Palmtech, Home Inspector Pro, and more. If you're choosing software for 2026 or 2027, this is the starting list to work from.
How we compared these apps
We weighed five things for every app: published starting price (and whether it's actually published), core report-writing features, mobile app quality for working in the field, report output and customization, and whether scheduling, CRM, or payments are built in or require a separate tool.
We did not accept a vendor's own marketing claims about competitors at face value. Every price below is either quoted directly from the vendor's current pricing page or marked as unpublished, checked in October 2026.

#1 Inspect Ace — the best overall value for 2026-2027
Inspect Ace starts at $39/mo for the Core plan with unlimited inspections, and $99/mo for a Pro plan covering three inspectors, with 5 free reports to try before you give a card number. That undercuts Spectora, HomeGauge, Home Inspector Pro, and Palmtech on price while matching or beating them on what's actually included.
The report writer ships with pre-built home inspection templates plus ComSOP-aligned commercial templates, and you can build or upload your own template from a PDF or CSV, with AI drafting the structure for you. On site, one-tap defect entry adds severity, a recommendation, and an estimated repair cost automatically, and AI photo analysis flags likely issues for you to confirm rather than silently writing findings on its own.
A photo inbox lets you bulk-sort images from your camera roll into the right sections after a walkthrough, and the AI gradually learns your company's preferred wording so suggested comments sound like you, not a generic template. Everything autosaves offline, which matters in basements and crawlspaces with no signal.
The finished report goes out as a branded PDF or web report with an AI-written executive summary and a capital cost table for commercial jobs, and you can attach lab results with an AI summary layered on top. Beyond the report, Inspect Ace includes a client portal, scheduling and a bookable booking page, built-in CRM, e-signable estimates, invoicing, payments, and texting, on iPhone, Android, or desktop browser. That's a full business platform, not just a report writer, for less than a third of what some competitors charge once you add their scheduling and payment add-ons.
#2 Spectora
Spectora is a cloud-based, mobile-friendly platform built for speed and automation, with a web-based report writer, scheduling, agreements, and payments built in. It's one of the most widely used platforms among growing multi-inspector firms. Starting price: $109/mo, checked October 2026.
#3 HomeGauge
HomeGauge pairs a desktop report writer with a mobile Companion app for field data collection, plus scheduling, agreements, and payments. HomeGauge is now part of the Spectora family of products but continues to operate as its own brand for inspectors who prefer its desktop-first workflow. Starting price: $89/mo, checked October 2026.
#4 Inspector Toolbelt
Inspector Toolbelt is a mobile-first report writer with AI-assisted comment suggestions, aimed at inspectors who want a fast, modern app without a steep learning curve. It fits solo inspectors and small teams who prioritize speed on site. Starting price: $79/mo, checked October 2026.
#5 Palmtech
Palmtech has been writing home inspection reports for more than 25 years and recently shipped Palmtech 11, adding AI image defect detection and a comment library on top of its long-standing desktop and mobile workflow. It suits inspectors who want an established tool with a gentle learning curve. Starting price: $50 per user per month, checked October 2026.
#6 Home Inspector Pro
Home Inspector Pro offers one all-inclusive plan covering its desktop app (Windows/Mac), mobile app, templates, team inspections, and business management tools like scheduling and digital contracts. It's used in more than 20 countries and fits inspectors who want everything bundled into a single flat price. Starting price: $89/mo, checked October 2026.
#7 Inspection Support Network (ISN)
ISN, owned by Porch Group, prices per inspection processed rather than a flat monthly fee: $7.25 for each of your first 50 inspections a month, dropping to $3.75 per inspection at higher volume, plus a monthly minimum after a 30-day trial. It fits high-volume firms comfortable with usage-based billing and includes its own report writer, scheduling, and payments. Checked October 2026.
#8 Tap Inspect
Tap Inspect targets both part-time and full-time inspectors with two models: pay-as-you-go at $7.50 per job, or an unlimited plan at $90/mo, plus $45 per additional inspector for teams. It fits inspectors who want to avoid committing to a subscription before they have steady volume. Checked October 2026.
#9 3D Inspection System
3D Inspection System is the rare license-based option in this list rather than a pure subscription: the Standard edition runs $1,199 for the first inspector as a one-year license, with a lower-cost annual renewal after that, plus a free mobile companion app. It fits inspectors who prefer owning a license over an open-ended monthly bill. Checked October 2026.
#10 ReportHost
ReportHost is a lean, browser-based report publisher with no installation required, priced per report starting at $6 each, or bundled monthly plans like $50/mo for 10 reports. It doesn't advertise scheduling, payments, or a client portal, so it suits inspectors who already have those tools and just need an affordable report writer. Checked October 2026.
#11 Horizon (Carson Dunlop)
Horizon is the inspection software arm of Carson Dunlop, the inspection training company, and offers a $79/mo subscription or pay-per-use inspection credit packs starting around $12 per inspection at low volume. It fits inspectors already trained on Carson Dunlop materials who want software built around the same standards. Checked October 2026.
#12 HappyInspector
HappyInspector (from HappyCo) is built for multifamily and rental property inspections rather than single-family resale inspections, with per-unit, per-month pricing and a stated minimum of 500 units. The vendor's own pricing page does not list a flat number, so treat this as pricing on request, check the vendor's site, and confirm it actually fits a home-resale workflow before considering it.
#13 SafetyCulture (Mitti)
SafetyCulture rebranded to Mitti in 2026 and remains a general-purpose inspection and checklist app rather than a home-inspection-specific tool: it has no home inspection report templates, agent portal, or real estate-specific delivery flow out of the box. It offers a free plan for up to 10 seats and a Premium plan at $24 per seat per month. It could work for an inspector who just wants checklists, but it isn't built for resale report delivery the way the tools above are. Checked October 2026.
#14 EZ Home Inspection
EZ Home Inspection Software is a smaller, longstanding report-writing tool aimed at solo inspectors who want straightforward report generation without a large feature set. Pricing is not consistently published, so check the vendor's site directly for current plans.
#15 Sprintful
Sprintful is a scheduling and booking-page tool rather than a full inspection report writer, and some inspectors use it alongside a separate report-writing app for appointment booking. It isn't a substitute for the apps above if you need report writing, but it's worth knowing it exists for scheduling specifically. Pricing on request, check the vendor's site.
Which should you pick
If you want the lowest price with the deepest feature set, including AI-assisted report writing, scheduling, CRM, and payments bundled together, Inspect Ace at $39/mo is the straightforward choice, and you can try 5 reports free without a card before deciding. If you need an established, multi-inspector platform and price is less of a constraint, Spectora or HomeGauge are reasonable choices. If you bill per job rather than monthly, Tap Inspect or ISN's per-inspection pricing may fit better.
Whatever you pick, run at least two real inspections through the trial before committing a full year of client data to it. A features list only tells you so much; actually writing a report on site tells you the rest.
Frequently asked
- What is the cheapest home inspection software in 2026?
- Among full-featured platforms with scheduling, CRM, and payments included, Inspect Ace at $39/mo is the lowest published starting price we verified. Pay-per-job tools like Tap Inspect's $7.50-per-job plan can be cheaper for very low volume, but cost more per inspection than a flat monthly plan once you're doing more than a few jobs a month.
- Is Spectora or HomeGauge better for a solo inspector?
- Both are capable all-in-one platforms, and HomeGauge is now part of the Spectora family. Spectora is fully cloud-based and mobile-first at $109/mo; HomeGauge pairs a desktop report writer with a mobile companion app at $89/mo. Try both trials and see which workflow fits how you actually inspect.
- Do I need software with built-in scheduling and payments, or can I use separate tools?
- You can run separate tools, but every extra subscription and manual handoff is a place where a booking or invoice can fall through the cracks. Bundled platforms like Inspect Ace, Spectora, and Home Inspector Pro remove that risk and are usually cheaper than stitching together three separate apps.
- Why isn't pricing listed for every app on this list?
- Some vendors, like HappyInspector, EZ Home Inspection, and Sprintful, don't publish a flat price and instead quote based on your portfolio or needs. We note that explicitly rather than guessing a number, and recommend contacting those vendors directly for a current quote.
