Spectora vs Inspect Ace

Last updated Oct 24, 2026 · Reviewed by Moe Bedard, CCPI, CMI

Spectora costs $109 a month (or $1,090 a year) for one inspector plus $99 a month for each extra inspector, while Inspect Ace starts at $39 a month and includes home, commercial and mold reports in one account. Pick Spectora if you want the most widely known home inspection brand; pick Inspect Ace if you want AI-written findings, voice notes and a built-in CRM for about a third of the price.

Spectora is one of the best-known home inspection apps. Its own pricing page says it is trusted by over 12,000 inspectors, and HomeGauge now brands itself as a Spectora company. It is polished and popular, but it is also one of the most expensive tools in the market, and a second inspector nearly doubles the bill.

Pros and cons of Spectora

Pros

  • Large user base and a report look many agents already know.
  • Scheduling, agreements and payments built in.
  • Many integrations built over years, plus optional inspector websites.

Cons

  • $109 a month is roughly 2.8 times the Inspect Ace Core price.
  • Each extra inspector adds $99 a month, so a 3-inspector team pays $307 a month on monthly billing.
  • Websites are extra, with setup fees of $499 to $799 for most buyers.
  • Built around home inspections; check with Spectora before relying on it for commercial or mold reports.

Why inspectors switch from Spectora

  • Pay $39 a month instead of $109 for the same core job: inspect, write the report, deliver it and get paid.
  • Run a 3-inspector team on Pro for $99 a month instead of about $307 a month.
  • Do home, commercial and mold inspections from one login with no second subscription.
  • AI that drafts defect findings from your photos and learns your own wording over time.
  • Voice notes in any text box, so you can talk instead of type in the attic or crawlspace.

Most inspectors who look for a Spectora alternative tell the same story. The software works, but the monthly bill keeps climbing, and every new inspector adds another $99. A one-inspector business pays $1,308 a year on monthly billing just for the report tool, before any website.

Inspect Ace was built by working inspectors at U.S. Commercial Building Inspections and Mold Safe Solutions, who run real home, commercial and mold jobs on it every week. Every feature on this page is something those teams use in the field today.

Where Spectora is a good fit

Spectora has a large user base, a polished report look and many integrations built over years. Plenty of agents in some markets already recognize its reports. If your business depends on a specific Spectora integration, check that Inspect Ace covers your needs before you switch.

Our verdict

For most home, commercial and mold inspectors, Inspect Ace gives more for less: AI findings from photos, voice notes, a CRM, texting and a client portal for $39 a month, with home, commercial and mold reports in one account. Spectora remains a reasonable choice for established home inspection firms that want the best-known brand and don't mind paying more for it.
